What the landlord checks at handover

A handover takes twenty minutes and roughly the same six places decide it. None of them is the middle of the living room.

Those six places

• Inside the oven, the racks and between the two panes of the door
• Inside the fridge, including the folds of the door seal
• Bathroom grout, and limescale on the shower screen
• The grease filter in the extractor hood
• Windows from the inside, with the frames and sills
• The strip behind and under the furniture that nobody has reached in two years

What is included

• Full deep clean room by room, starting with those six places
• Inside the cupboards once empty: shelves, drawers, door fronts
• Radiators between the fins, skirting boards throughout
• Handles, switches and doors at hand height
• Floors last, working towards the front door
• A photo report of every room, timestamped

The photo report is the point here, not an extra

We photograph every job, but on a move-out it stops being illustration. If the landlord deducts something from the deposit two weeks later for a room he says was not cleaned, you have timestamped pictures of the state you handed the flat over in. This is not hypothetical. A deposit dispute is rarely about the flat being dirty. It is about nobody being able to prove what it looked like.

Empty is faster and cheaper

In a furnished flat most of the time goes on handling things: every object gets picked up twice, moved and put back. In an empty flat that time disappears and every surface stands clear. So book the clean for after the removal van, not before. The same flat runs six to eight hours furnished and four to five empty.

Moving in, the other direction

On a move-in the clear surface matters again, in reverse: before the furniture arrives, everything is reachable. That makes it the most thorough and the quickest at the same time. What people ask for specifically: inside the cupboards, the bathroom disinfected, and the floors done before anyone walks on them barefoot. After a previous tenant, upholstery is worth doing too if the furniture stays.

What it costs

We work by the hour, per person: 7,500 Ft an hour, or 9,500-10,500 Ft after a renovation. The minimum per callout is 37,500 Ft. An empty two-room flat is typically four to five hours, furnished six to eight. Separate items: oven 8,000 Ft, or 15,000 Ft with the glass taken out, extractor hood with the filter 6,000 Ft, inside of the fridge 5,000 Ft, steam on grout 20,000 Ft per room. For companies, all prices plus 27% VAT.

When to schedule it

• After the removal, before you hand the keys over: the one window where the flat is empty and still yours
• Leave a spare day. If something comes up at the handover, there is time to fix it
• Do not put it on the last evening before a flight. Oven cleaner and descaler need time to work and cannot be hurried
• We take keys on a documented basis if you have already left the country
